Turning the water valves off in your Lake Carmel home will protect it from water damage.

Spring break is coming and many Brewster area homeowners will be going on a much needed vacation. March can be an unpredictable month for weather here in Putnam County – temperature's in the 60's one day, a snowstorm the next. Leaving your home prepared for any weather will ensure that it will be in good shape when you return! Here are some steps that we recommend you take if you are leaving your home vacant while on vacation. 


1. Turn off all your water:  


Turn off your water at the main source.  


Open up all of your faucets and drain the water lines.


Drain your toilets and close the valve on them as well.


Locate the valves for your exterior faucets and close them.  


Turn off water valves to the dishwasher, washing machine and all sinks  


2. Warm your pipes:  


Opening the cabinet doors under your kitchen and bathroom sinks will allow the warm air to circulate and keep them warm.


Purchase foam or rubber insulation for any exposed pipes from your local hardware store.


3.  Check appliance hoses: 


Inspect the hoses of your appliances- such as washing machines, dishwashers and refrigerators. Check for any wear, kinks or damage that might affect their proper function. 


4. Close all windows properly: 


Check that all doors and windows are securely shut and locked. A rainstorm can do a lot of damage through a non-latched window. 


5. Clear your gutters and downspouts:


Clear your gutters of any potential blockages and take the time to make sure that your downspouts are still moving water at least 10 ft. from the home.  


6. Have a sump pump? Inspect it!  


If you have a sump pump for your Putnam County basement make sure that it is in working order. The last thing you want to do is come home to find your basement flooded. 


7. Unplug everything:


It's easy to do and can prevent fires. Unplug your electronic devices and small appliances.  


Check your fireplace and wood stove to make sure they are out and confirm that all ashes are removed from the home.

 It's tempting to lower your temperature to save money but don't go too low! Set your thermostat to a temperature closer to outside temps (warmer in the summer, cooler in the winter) but which still protects your plants, pets and furniture.

Avoiding ice dams in your Cold Spring home or business

Ice dams can cause damage behind the walls of your home

Water damage due to ice dams is the reason for many of the calls we receive at our office in Brewster, NY. What causes ice dams and how can you avoid them from forming?


After a snowfall,  the roof over the attic of a home can get warm enough to melt the underside of the layer of snow on the roof. This water trickles down between the layer of snow and the shingles until it reaches the eave of the roof, which stays cold because it extends in the unheated area beyond the side of the house. There, the water freezes, eventually becoming a mound of ice. As the water accumulates, it backs up under the shingles of your roof. In time, it will drip through your insulation and into the ceilings and walls of your home. 


Prevention of ice dams can be achieved by insulating your home properly, using heated cables and using a roof rake to clear snow off of the roof.  If an ice dam has already formed on your roof, you can rake your roof with a special tool to remove the snow as well as deice it as described in the link above.
